From your first rental to an established investment, our Auckland Central team takes care of the practical work of managing a residential tenancy. We help you prepare the property, find tenants and stay on top of rent, inspections and maintenance.
We start by understanding your priorities, how you prefer to hear from us and the decisions you want to be involved in. The management agreement sets out the service, reporting arrangements and authority for work at your property.

A clean, tidy home with working fixtures and appliances gives viewings a better starting point. Address known repairs, check access and security, and agree who will look after lawns, gardens and any supplied furnishings.
Have your Healthy Homes information, smoke alarm details and any relevant assessment reports ready. Tell us about known defects, safety concerns, consent issues, body corporate rules or covenants that affect the rental.
We can coordinate assessments and remedial work where needed. Owners remain responsible for providing accurate information and funding the work required.
Check that your insurance suits a rental property and tell your insurer the home is rented. Share policy and excess details, keys, remotes, appliance instructions and an emergency contact so management can begin with the right information.

Start with a conversation about what you want to improve. We will review the practical handover requirements with you, agree a start date that respects your existing obligations and coordinate the records needed to continue management.
Have your current management agreement, tenancy agreement, rent and bond records, recent inspections and outstanding maintenance details ready. Your existing tenants can remain in place while management changes.

First, check your current management agreement for its notice period and any other obligations. Once the timing and authority are agreed, we can coordinate the transfer of tenancy records, keys, rent information and bond details, and explain the new contact and payment arrangements to tenants.
We monitor rent payments and follow up arrears with the tenant. The next steps depend on the circumstances and tenancy requirements, and may include formal notices, mediation or Tribunal proceedings. We will discuss significant issues with you; management does not guarantee rent payments or debt recovery.
The frequency is agreed in your management agreement and should take account of your insurer’s requirements. Routine residential inspections require at least 48 hours’ notice and cannot be more frequent than once every four weeks. See the inspection rules ↗
We agree an authority limit for ordinary non-urgent work and discuss work outside that authority with you. Emergencies, protecting people or the property, legal compliance and other situations covered by the agreement may require action without waiting for approval. Keep your contact details current and nominate an emergency contact.

We record rent received and applicable expenses, then pay the balance to your nominated account with a financial statement under the management agreement. We confirm the payment and reporting arrangements during setup.
Yes. Agreeing communication preferences, maintenance authority and an emergency contact helps us look after the day-to-day work while you are elsewhere. Tell us about any travel or time-zone considerations when we set up management.
