From your first rental to an established investment, our Auckland Central team takes care of the practical work of managing a residential tenancy. We help you prepare the property, find tenants and stay on top of rent, inspections and maintenance.

We start by understanding your priorities, how you prefer to hear from us and the decisions you want to be involved in. The management agreement sets out the service, reporting arrangements and authority for work at your property.

What we manage for you.

Rental advice & marketing

Discuss a rental appraisal, presentation and availability. We arrange advertising, respond to enquiries and organise viewings to bring your property to prospective tenants.

Tenant selection & setup

We manage applications, reference and credit checks, tenancy documentation and bond arrangements. A property condition report records the starting point for the tenancy.

Rent & owner statements

We collect rent, monitor payments and follow up arrears. Owner payments and financial statements are handled under the management agreement, with agreed expenses and charges accounted for.

Inspections & property care

Routine inspections help identify condition and maintenance issues. We agree the inspection frequency with you, consider your insurance requirements and give tenants the required notice.

Repairs & maintenance

We coordinate repairs with appropriate tradespeople, using licensed contractors where required. Ordinary work follows the agreed spending authority; urgent and legally required work is handled under the agreement.

Tenancy changes & issues

We manage renewals, notices, end-of-tenancy steps and bond matters. Where needed, we can assist with mediation, Tenancy Tribunal proceedings and insurance claim administration under the agreed scope.

Tell us about your rental

Share the address, its condition and whether it is vacant or tenanted. Tell us your timing, goals and any concerns about the current arrangement.

Set the arrangements

We discuss rental expectations, service scope, communication, inspection frequency and maintenance authority. You receive the management terms and charges before committing.

Prepare or hand over

We collect the property records and keys, confirm responsibilities and plan the start date. For a vacant home, we prepare for marketing; for a tenanted home, we coordinate the management handover.

Presentation & maintenance

A clean, tidy home with working fixtures and appliances gives viewings a better starting point. Address known repairs, check access and security, and agree who will look after lawns, gardens and any supplied furnishings.

Compliance & records

Have your Healthy Homes information, smoke alarm details and any relevant assessment reports ready. Tell us about known defects, safety concerns, consent issues, body corporate rules or covenants that affect the rental.

We can coordinate assessments and remedial work where needed. Owners remain responsible for providing accurate information and funding the work required.

Insurance & practical details

Check that your insurance suits a rental property and tell your insurer the home is rented. Share policy and excess details, keys, remotes, appliance instructions and an emergency contact so management can begin with the right information.

Start with a conversation about what you want to improve. We will review the practical handover requirements with you, agree a start date that respects your existing obligations and coordinate the records needed to continue management.

Have your current management agreement, tenancy agreement, rent and bond records, recent inspections and outstanding maintenance details ready. Your existing tenants can remain in place while management changes.

Your questions

Landlord questions, answered.

Can you take over a property that already has tenants?

Yes. You do not need to wait for a vacancy to discuss a change of management. First, check your current management agreement for its notice period and any other obligations. Once the timing and authority are agreed, we can coordinate the transfer of tenancy records, keys, rent information and bond details, and explain the new contact and payment arrangements to tenants.

What happens if rent is overdue?

We monitor rent payments and follow up arrears with the tenant. The next steps depend on the circumstances and tenancy requirements, and may include formal notices, mediation or Tribunal proceedings. We will discuss significant issues with you; management does not guarantee rent payments or debt recovery.

How often will you inspect my property?

The frequency is agreed in your management agreement and should take account of your insurer’s requirements. Routine residential inspections require at least 48 hours’ notice and cannot be more frequent than once every four weeks. See the inspection rules ↗

Will you ask me before arranging repairs?

We agree an authority limit for ordinary non-urgent work and discuss work outside that authority with you. Emergencies, protecting people or the property, legal compliance and other situations covered by the agreement may require action without waiting for approval. Keep your contact details current and nominate an emergency contact.

Can you help with Healthy Homes and smoke alarms?

We can review the information you supply and coordinate relevant assessments, testing and remedial work under the management agreement. The owner is responsible for a lawful, safe rental and the cost of required work. Read the smoke alarm guidance ↗

How will I receive payments and statements?

We record rent received and applicable expenses, then pay the balance to your nominated account with a financial statement under the management agreement. We confirm the payment and reporting arrangements during setup.

Can you manage my rental if I live outside Auckland?

Yes. Agreeing communication preferences, maintenance authority and an emergency contact helps us look after the day-to-day work while you are elsewhere. Tell us about any travel or time-zone considerations when we set up management.

How do I find out about your charges?

Contact us for a proposal for your property. We explain management, tenant placement, advertising, inspections, maintenance coordination and any other applicable charges, including GST, before you sign.

What should I include in a rental appraisal enquiry?

Send the address, bedrooms, furnishings, current occupancy and preferred timing. Mention improvements, planned work and any features that affect the rental. Our office can also discuss selling if you are comparing the two options.
