Preparing for sale: start with the rooms you use every day
Getting a home ready for sale can feel like a long list. Begin with a few practical steps, then discuss larger decisions with your agent before spending.
Walk through with fresh eyes
Start at the entrance and move through the home as a visitor would. Write down distracting clutter, unfinished small jobs and anything that makes a room difficult to understand. A short, prioritised list is easier to act on than trying to change everything.
Give each space a clear purpose
Arrange furniture so movement through the room feels straightforward. Clear worktops and put everyday overflow into sensible storage. The goal is to help someone understand the space while keeping the home comfortable to live in.
Work with your timeframe
Separate jobs you can complete this week from projects that require tradespeople or more money. Discuss the list with your agent. A full renovation may not suit your budget or campaign timing, and no presentation change guarantees a particular sale result.
Prepare the story as well as the space
Collect information about improvements and the features you value most. Tell your agent about practical arrangements for viewings, including pets, work schedules or tenants. Agree what needs to happen before photography and before the first viewing.
A clear preparation plan gives you a manageable starting point. Our selling guide explains how the first conversation becomes a campaign plan.
