We discuss the property’s condition, availability and rental expectations, then plan presentation and marketing. Tell us about furnishings, planned work and any features that prospective tenants should know about.

Marketing & tenant selection

We arrange advertising and viewings, handle enquiries and review applications with reference and credit checks. The aim is an informed tenant selection process, with clear records and tenancy documentation.

Starting the tenancy

We arrange the tenancy agreement and bond steps, record the property’s initial condition and collect the information needed for ongoing management. This includes compliance records, supplied chattels and relevant property rules.

Rent collection & arrears

We collect rent, maintain payment records and follow up overdue amounts. Where a matter needs formal action, we manage the appropriate notice and dispute steps under the management agreement.

Routine inspections

Inspections help us monitor condition and identify maintenance needs. We agree the frequency with you, consider insurance requirements and arrange access with the required tenant notice.

Repairs & maintenance

We coordinate work with appropriate tradespeople and use licensed contractors where required. Ordinary repairs follow the agreed authority; urgent, safety and legally required work may need a different response.

Owner accounting & communication

We account for rent received and applicable expenses, arrange payments to your nominated account and provide financial statements under the agreement. We discuss communication preferences and important decisions during setup.

Renewals & tenancy changes

We handle tenancy renewals, relevant notices and end-of-tenancy arrangements. Final inspections and bond matters are considered against the tenancy records and the circumstances of the property.

Support when issues arise

Where needed, we can assist with mediation, Tenancy Tribunal proceedings, insurance claim administration and debt collection steps within the agreed service scope. These processes do not guarantee payment or recovery.

Everyday work

Tell us about known defects, upcoming servicing and any work already arranged. Routine inspections and tenant reports help identify issues, and we coordinate ordinary work within the agreed authority. Planning repairs early can help avoid unnecessary disruption.

Urgent or required work

An emergency, a safety concern or a legal requirement may need action before we can obtain your instructions. The management agreement explains that authority and your responsibility to fund the work. Keep your contact and emergency details current so we can reach the right person.

Before you get started

Your service questions.

Can you manage a furnished rental?

Tell us what is supplied, its condition and any servicing requirements. A furnished-property inventory can be arranged within the agreed service scope, so there is a clear record of the items provided.

Will I still need rental property insurance?

Yes. Property management does not replace insurance. Discuss suitable cover with your insurer, advise them the home is rented and provide us with policy and excess details. Tell us if your cover or inspection requirements change.

Can you pay property-related invoices?

We can arrange agreed property expenses, such as water charges, rates, insurance or body corporate payments, under your instructions and the management agreement. We confirm the authority and accounting arrangements during setup.

What if I decide to sell my rental?

Contact us before putting the property on the market so the tenancy, access arrangements and required communications can be considered. Our Auckland Central office works across residential sales and property management.
